Glen and Mona Sams Talk About Mark Shandrow’s Ability to Sell Their House In a Down Market

I helped Glen and Mona Sams sell their home in Santa Ana and allow them to move into their retirement home in Murieta, Califrornia. They were able to take advantage of Proposition 13 to move their tax basis from one home to another, saving them thousands of dollars per year in County Property Taxes.  This was especially important for them because it they were living on a fixed retirment income.

As you can hear in this video, Glen was very straight forward and to the point–just wanting to sell.  Their house had been on the market with another agent for six months and in an out of escrow three different times.  They were understandablely disappointed.

I suggested they rip out their old carpet, exposing the hardwood floors, and paint a couple of spots, before we put the home back on the market.  We relisted the property on Thankgiving week of last year with a new price.  After one price reduction, the house went into escrow in 45 days and closed about 40 days later.

The Sams were truly a pleasure to work with.  Incredibly patient and understanding of the changed market conditions.
